BRANDYWINE ASSOCIATION DATA SHEET
 
This Data Sheet was developed to minimize costs and to provide faster responses. However, if you require your own form to be completed, we will be happy to do so upon receipt of $50.00. Requests for additional information will require additional fees.
 
Sellers and their Attorneys are advised that, prior to the property transfer, Brandywine Association will inspect and photograph the home’s exterior for non-compliant architectural issues. Non-compliant architectural features must be corrected by the seller prior to transfer or responsibility for such required compliance action will fall to the buyer upon purchase.
 
The monthly assessment for the year of 2024 is $237.00.
 
This community of 1,187 single-family Towne Homes WAS NOT developed as a Planned Unit Development (PUD) and IS NOT a condominium association. This community was developed under DuPage County Zoning Regulation R-3, Single-Family Residence District, with a Special Use for Multiple Family. Special Use Permits 1453 of April 30,1963; 1683 of July 27,1965; and 1689 and 1690 of August 24,1965, pertain, and were reclassified from R-3 to R5, General Residence District, Single Family Residence, on April 25,1985.
 
This community is not subject to additional phasing or annexation. All units, common areas, and facilities have been completed. 100% of all units are owned in fee simple on individual platted lots, and have been sold and closed.
 
There are 170 homes with attached garages (Villas) and 1017 one and two-story Towne Homes with one assigned outdoor parking space per unit.
 
Control of the Association was turned over to unit purchasers in 1968. The Association is self-managed.
 
This sheet confirms that all units conveyed after January 20, 2006 must be owner occupied as that term is defined in the second amendment to the Declaration.
 
At least 92 % of the units are owner-occupied.
 
The Association does not exercise the Right of First Refusal.
 
Article IX, Section 5 of the Association's Rules and Regulations has set a maximum occupancy for each individual model unit between three (3) and eight (8) persons. For your specific occupancy standard, please direct additional occupancy questions to the Brandywine Office prior to purchase.
 
Recreational amenities include: 1 seasonal swimming pool, 1 clubhouse, and several playgrounds.
 
The Association's fiscal year is January 1 through December 31.
 
Brandywine was the first ''ALL ELECTRIC" community of Towne Homes and Villas in 1965, and remains that to this day.
